A 150-home residential development may be built at Mannum, according to plans lodged with the Mid Murray council.

The proposed Mannum Lifestyle Village would be built behind homes on North Terrace, opposite the oval, with a connection through to Edward Street.

It would include 154 new residences built in five staged releases, with residents able to choose from five different designs by Gervale Homes.

Also part of the development would be:

  • A three-storey community centre/clubhouse
  • A swimming pool and gym
  • A dog park
  • Pickleball courts

Planning documents suggest the development would be a “land lease” community, where residents purchase their homes but pay rent for the land on which they are built.

None of the homes would be classified as affordable housing for planning purposes.

The 4.7-hectare site of the village previously belonged to SA Water before it was sold to the proponent of a development called Sanctuary on Mannum more than 20 years ago.

It has since come under the ownership of a company called Macwoolman 2, helmed by Adelaide real estate agent Trinity McNamara.

“Mannum is a really special town with a strong community, and the river is a big part of that,” he told Murray Bridge News.

“Our proposed lifestyle development is master-planned to feature low-maintenance homes, allowing residents more time to enjoy the location.

“It’s a special spot for people who want to make the most of every day while being close to amenities and the city.”

The lifestyle village would take three to five years to complete, “depending on market demands for housing”.

A public consultation period on the plans for the site will close on August 13.

The village is the second major residential development at Mannum for which plans have been filed in as many months.

Another developer lodged plans for a 127-home subdivision on Male Road in June.

The lifestyle development is the first of its kind at Mannum, and comparable to a larger project which will adjoin the Newbridge housing estate in Murray Bridge.
