If you own an investment property, now could be a great time to upgrade.

According to the award-winning team at Raine and Horne Murraylands, a move “up” can be beneficial to owners in the long term.

As property prices continue to rise in a competitive market, you might be surprised to learn what your investment property is worth.

“Investors could move on to something that is newer and requires less maintenance,” senior property consultant Michael Cox said.

“Prices are looking good … it’s a good time to reinvest in the area.”

When it came to upgrading an investment property, he said, preparation was key.

“Investors want to give themselves the best opportunity for when the right property comes along,” he said.

Sales consultant Casey DeMichele said the first step for any investor would be to contact Raine and Horne to discuss your options.

“We would have a chat about your goals to make sure we’re on the same page,” she said.

“Sometimes clients like to keep things close to their chest, but if we can have an open and honest conversation we can give you the best advice, tailored to your circumstances.”

The next step would be an appraisal.

“You may have bought a property 10 years ago, and so may not know how significantly your property has risen in value,” Mr Cox said.

“It can be as quick or in-depth an assessment as you like, and it won’t cost you anything.”

“The appraisal process can be conducted in a simple and discreet manner.”

An appraisal could be useful even for landlords who wanted to determine an appropriate rental value, rather than selling their properties, Ms DeMichele said.

Finally – before looking for a new property – investors should get their finances in order.

“You should speak to a lender so you can put yourself in the right position financially, and then you start looking,” Mr Cox said.

That way, when the right property becomes available, you’ll be ready to go – just like the team at Raine and Horne Murraylands.
