“These allotments might suit established families who might be selling a home they’ve had to build their dream home, couples late in their working lives, or retired farmers who still want a bit of space,” he said.

In most cases, he said, buyers did not have to build right away.

Securing a block of land might only be the first step in a long-term plan.

But with prices rising, it would be a good idea to take that first step sooner than later.

Some of the first allotments at Hindmarsh Estate went for less than $70,000, but those available more recently fetched as much as $149,000.

Vacant land could even be a viable real estate investment in its own right, he said – it was more affordable and easier to manage than a rental property.

What’s more, if your financial situation changed and you needed to sell the vacant block later on, you were likely to get a favourable return on your investment, sales consultant Casey DeMichele said.

“There’s not that many of these lifestyle blocks around,” she said.

“Stages one and two (at Swanport Heights) were very popular … and we’ve already got a few people who want to be notified about stage three.”

Things to keep in mind when buying vacant land

  • What services are available and ready to use?
  • Will you be required to build within a certain time frame?
  • Will you have to build in a particular style, using particular colours, materials or plant species?
